As the building has a 2% flip tax, these sales have resulted in a tremendous cash flow into the buildings assets. In turn, this has made possible extensive building improvements and renovations, while keeping the maintenance at one of the lowest levels in the area for a building with so many amenities.

Recent improvements to the building include brand-new roof garden furniture; the renovated gym and new equipment; redesigned and up-to-code elevators; and a new marble lobby. Additionally, the building's financial position is in excellent condition.

In addition to making 350 Bleecker THE building on "Main Street, Greenwich Village," a term she coined some years ago, Squad has a hugely successful track record as a West Village broker (see www.WestvillageSpecialist.com) and in all parts of Manhattan as well. She has been interviewed in various local media, and speaks at real estate education meetings.

Bleecker Street is named for Anthony Bleecker, (b1770), a lawyer and poet who was friends with Washington Irving and William Cullen Bryant, as the street ran through his farm. Bleecker Street was also immortalized in Simon & Garfunkel's debut album, released in 1964, a tribute to it's long history as a musical and comedy strip.

Today, the stretch of Bleecker between Bank and Christopher Streets, encompassing 350 Bleecker, has become a chic shopping street, with Ralph Lauren, Marc Jacobs, Brunello Cucinelli, and Intermix, among many others. August restaurant is directly opposite the entrance to 350 Bleecker, and cafes and restaurants abound, mainly a block over on West 4th Street, and on the avenues and streets in the surrounding blocks.
